SITE COMPOSITION: Please refer to site diagrams on this page.

SQUARE FOOTAGE: Homes shall have a minimum of 2,300 heated square feet of enclosed living area ( exclusive of porches, decks, garages, and other unheated spaces). Homes should not exceed 4,200 heated square feet.

HEIGHT REQUIREMENTS: Residences shall have a maximum of forty-five (45') feet of mean average height. Slab on fill is permitted, the finish floor must to be 18" above the grade.

CORNER LOTS: Homes should be site-forward, corner lots must have a special design feature facing the corner, such as a wrap-around porch or special corner porch element.

GARAGE COMPOSITION: Attached garages should be front-loading, or with garage access directly underneath the home. Detached garages are permitted and encouraged. "Bonus" rooms above the garage are permitted for all garages.

FOUNDATIONS: The following foundation materials are permitted at Broad Creek Marina Village: brick, stucco, field stone, turned cobble, tabby/oyster shell or ballast stone. Preferably stucco should be smooth finish or tabby oyster shell, continuous product applied over vapor barrer and lath with 3 coat application (scratch coat, brown coat, and sand finish final coat). Final coat can be painted or color in concrete finish, no synthetic or use of foam is to be allowed.



SIDING & CORNER BOARDS: Permissible are horizontal beveled or lapped with 4" to 6" exposure to the outside, new wood, hardee plank or recycled wood. Cedar shingles, even butt or shaped, are allowed and encouraged.

COLORS: It is in keeping with this style of architecture to use wood or cedar shakes or shingles iwht neutral tones, beiges, browns, grays, and whhites. Permissible colors for other siding materials include: white, beige, pink, light blue, light yellow. Please refer to the color palette above for additional information.

ROOFING: The following roofing material is allowed: Metal 5V Galvalume, painted, standing seam Galvalume painted, or copper. Also permitted:; figerglass shingle, Trand Manor, or Timberland Slate.

PORCHES: Porches are in important feature of the home, allowing interior & exterior living space to mesh. Porches need not to extend across the main mass of the home and 2-story porches are acceptable. Rear and side porches may be screened or glass enclosed for additional living area, however front porches should remain open-aired. Porches should be a minimum of 4' feet deep. Porch flooring should be brick, wood, tile or stanined concrete. Porch ceiling should be plan or beaded, square edged or tounge & groove. Board on board to form the appearance of rectilinear flat panels are approved, and may be trimmed to embellish the panels. Finally, the ceiling may be open to show rafters.
